Horley Town

Horley is a small but bustling town of over 20,000 residents, situated halfway between London and Brighton on the northeastern edge of Gatwick Airport, making it a popular home for commuters, families, and residents who want quick and easy access to more metropolitan amenities, whilst being surrounded by stunning greenbelt countryside.

Although mainly residential, Horley has a fantastic selection of both independent and large well-known high street shops, restaurants, pubs, and cafes, as well as superb indoor and outdoor sports and leisure facilities. So, whether you want to make a splash in the pool at Horley Leisure Centre or pop on your hiking boots and explore the stunning South Downs, or perhaps just take a pause from the hustle and bustle by the lake at the Riverside Garden Park, you’ll never be short of things to do in and around Horley.

Horley has a superb selection of warm and welcoming hotels, making it a popular stopover destination for travellers and airport crew. The airport and its facilities are also large local employers and very much part of the Horley economy and life.

Less than a 20-minute drive to Crawley town centre and its fantastic County Oak Retail Park, plethora of entertainment venues and leisure facilities, Horley feels very much like a small rural town but is far from underserved with amenities. 

Plus, with Brighton less than a 45-minute drive away and with just over a 30-minute train ride to central London, you can see why Horley is such a desirable place to live.


Horley has an excellent selection of primary and junior schools, with older children up to the age of 16 attending the highly rated Oakwood School.

Higher education facilities are provided just a short 20-25-minute bus trip away at Crawley College, which provides a wide and diverse selection of further education, vocational and apprenticeship courses, for students of all ages and abilities.


Horley sits directly adjacent to the London to Brighton M23 and just a short drive north to the M25 London Orbital.

Regular direct train services run from Horley to London Victoria and London Bridge stations, Brighton, East Croydon and to Gatwick Airport.

Horley has an excellent local bus service that serves both the local community and Gatwick Airport.

Internation airport, Gatwick is situated on the south western edge of Horley and offers flights to over 230 destinations worldwide.

The Horley Property Market

Horley’s housing stock is predominately made up of mature individual properties, although several new housing developments have been built over recent years, providing much needed affordable family homes and apartments for both professionals and retirees.

The surrounding villages of Smallfield and Charlwood are made up of almost exclusively large and much sought-after individual properties on extensive plots of land.
