Tenancy Fees.
The fees below set out our charges to landlords and the payments we are permitted to request from tenants under the Tenant Fees Act 2019. Please contact your local Clarendons office if you would like anything explained in more detail.
Landlord Fees
Fully Managed – 15% + VAT

- To draw up and serve a Section 8 Notice £150.00

- To manage the deposit return process if non-managed £125.00
- Key cutting £10.00 excluding the cost of the keys
- Inspections if non-managed or in addition to agreement £60.00

Other charges may include, but are not limited to, processing insurance claims, redirecting mail, supervision of major renovations, overseas telephone calls, tax service and dealing with statutory and lenders' notices. Charges will be levied for any work required in evicting tenants or pursuing arrears of rent at our discretion.
These charges are subject to review at our discretion and may be increased on one month's written notice. Unless stated otherwise, all fees and charges are inclusive of VAT where applicable.
Tenant Fees
In line with the Tenant Fees Act 2019, the only payments we can ask tenants for are:
- Rent: The rent as set out in the tenancy agreement.
- Holding Deposit: Capped at 1 week's rent to reserve a property.
- Tenancy Deposit: Capped at 5 weeks' rent (or 6 weeks' rent where the annual rent is £50,000 or more).
- Default Fees: Capped at the Bank of England base rate + 3% for rent that is 14 or more days late, and the reasonable costs of replacing lost keys or security devices.
- Tenancy Changes: Up to £50 for a variation, assignment or novation of a tenancy requested by the tenant.
